TSR Building Consultancy team were back in London, providing technical due diligence surveys on the multi-storey apartment skyscraper.
Located at the west end of Middle Dock in Canary Wharf, Newfoundland is a 58 storey residential apartment development completed in May 2021. Designed by architects Horden Cherry Lee and structural engineers WSP Global, the building was constructed in a challenging location with a small site footprint and has a distinctive external diagrid structure on the façade of the building.
Chris Hedley, who surveyed the building, said “The innovative design enabled the building to be built vertically in four storey rises, with the steel exoskeleton tied into the central concrete lift cores to achieve the wind resistance required for the tall building.”
“There were many interesting elements to the skyscraper. Due to the height of the building, there is a water filled ballast tank at the top of the tower to dampen the sway effects in high winds, and the pile foundations had to be installed in an irregular pattern around the Underground Jubilee Line tunnels which are directly below the site.”
The Building Consultancy team were appointed to provide due diligence surveys in connection with financing transactions, verifying the condition of the building and reviewing construction legal documentation that funding parties would rely upon.
