Asset Management
TSR recognise the need to maximise the return from commercial property to our investor clients, which include property companies, private investors, pension funds and limited partnerships.
We provide specialist advice in formulating an investment strategy for clients, identifying investment opportunities, acquiring and disposing of assets and managing these retained assets.
Our asset management philosophy is founded on how best to maximise the performance of the asset and to this end we undertake portfolio reviews for clients and discuss and agree Asset Management targets with them.
Property Management
We provide a hands on service for clients. We recognise the importance of tenant liaison and regular site inspection in order to provide the best asset management advice.
In managing commercial properties we are mindful of the need to keep properties in good repair and we undertake both proactive and reactive works programmes. We also recognise the need to ensure works are carried out well and correctly and as part of our service we undertake a review of service providers and contractors regularly.
We also provide assistance to Clients in arranging property insurance cover, assisting where claims have to be made and advising generally any level and type of cover required.
Lease Advisory Service
Landlord and tenant advice covers a large scope of legislation to include the Landlord and Tenant Act 1954. TSR have a well-established and highly qualified team to provide advice on lease renewals, rent review, submission to arbitration of independent expert and in restructuring leases.
Health & Safety and Statutory Compliance
Health & Safety covers a wide range of disciplines with ever changing requirements and legislation in today’s environment. TSR offer a multitude of services in this area including statutory compliance for fire alarms, emergency lighting and disabled access. Risk assessments obtained for fire and health & safety, asbestos and legionellosis. General advice on issues include health & safety breaches, ensuring your property is adequately covered for updated legislation and contractor risk assessments and method statements.
Financial Management
With increased regulation and ever changing governance, finance management is growing in terms of demand. TSR offer clients a bespoke service via our dedicated Asset Management Accounts Team to meet individual requirements including rent demand and collection, service charge management, debt collection management, service charge funding, budget management and end of year reconciliation accounting. We also provide financial statements and VAT reporting to assist clients’ financial management.
Service Charge Management
We undertake management of properties with communal services and service charges, managing the provision and supervision of services, setting budgets and obtaining funding, recovering tenant and owner contributions and administering expenditure and reconciling service charge accounts at year end. This is undertaken via our ReLease accounting system, an industry leader in property management software. We also provide expert advice for clients with service charge disputes.
