Following very rapidly on from the successful opening of a new store in Wollaston, Compton Hospice has opened a further store in the Black Country, in Gornal, following the successful acquisition of the premises through the Wolverhampton office of Towler Shaw Roberts.

Being a former Barclays Bank, the accommodation extends to a total of 2,500sq ft plus on-site car parking.  With Ian Roberts of TSR negotiating the acquisition of the lease off a quoting rent of £20,000 per annum, Matt Davies of TSR advised Compton Hospice on condition.  Stuart Hodson of Underhill Langley and Wright handled legal documentation for the Hospice, and the shop fit out was dealt with by Topdraw Interiors.

As retained Agents for Compton Hospice, TSR is pleased to report the successful acquisition of a 1600 sqft retail unit in Bridgnorth Road, Wollaston, being a former convenience store, with rear and upper floor ancillary and first floor flat, and with this particular store representing a re-location for the Charity from a much smaller shop in Wollaston

Advising Compton Hospice, Ian Roberts comments that ‘’this was a complicated deal with a Head Lease needing to be restructured, an extensive refit of the premises with licence for alterations, and a Schedule of Condition applying on the Hospice’s repairing obligations.  Alienation provisions were also provided for, to allow the sub-letting of the first floor flat.’’

Successfully bringing all of these factors together, this represents the 29th shop opening for Compton Hospice which continues to attract enormous support from the local community.

Compton Hospice was represented by Stuart Hodson of Underhill, Langley & Wright (Solicitors), with Top Draw dealing with the extensive shop fit.  In addition to negotiating the Lease terms, Chris Hedley of TSR’s Building Surveying Team dealt with the Schedule of Condition, and Helen Bourne of the firm’s Asset Management Department is dealing with the management of the flat.

“I return one copy of the Rent Review memorandum signed as requested. Russell and I do so very much appreciate your professional advice and the excellent manner you interpret and act on our instructions.”

Garth Marshall, Marshall & Marshall Ltd

“This is to confirm that we act on behalf of the Trustees of the Roman Catholic Diocese of Shrewsbury. We have on numerous occasions instructed Towler Shaw Roberts to act for the Diocese in connection with the sale of land and other dealings with Diocesan property. Our clients and ourselves have always been very satisfied […]

Philip Horton, Hague Lambert Solicitors

“TSR have once again smoothly guided us through the acquisition of another property acquisition. In addition to their on-going and invaluable help on numerous leasing issues, we look forward to continuing this relationship on our active shop development programme.”
