Our professional team of Surveyors are well placed to advise on all aspects of leasing property, closely liaising with our Agency Team who are actively involved with the letting and acquisition of commercial property throughout the region.
Acting on behalf of both Landlord and Tenants, we provide first class specialist advice on rent reviews and lease renewal proceedings under the Landlord and Tenant Act 1954. This includes negotiations to resolve disputes, acting as an Expert Witness and providing written and other representations for referrals of rent reviews to Independent Experts and Arbitrators and of lease renewals to Court.
Our in depth and detailed knowledge of the local market place and of the relevant case law and legislation proves invaluable in resolving rental conflicts and achieving the most advantageous outcome for the client, whether by improving returns or saving costs.
We also seek to advise on other opportunities that may arise in Landlord and Tenant situations, such as re-gearing the lease in the case of a rent review and relocation or redevelopment in the case of a lease renewal.
