Schedule of Dilapidations/Condition
Towler Shaw Roberts LLP have experienced staff able to provide expert professional advice to both Landlords and Tenants in all matters concerning the state of repair of properties. We can provide Landlords with a holistic service including advice on the range of remedies available to them should a Tenant default on their repairing liabilities. This includes the preparation and service of dilapidations schedules, during or at the end of a lease, conducting negotiations between the parties and offering advice as to the correct procedure that should be followed in the event of a dispute.
We are also able to provide Tenants with advice in order to limit the cost of their liability following receipt of a Terminal Schedule of Dilapidations at expiry of their lease or to budget for the likely cost of any works required to comply with their lease obligations. Tenants are advised to make contact with us early to avoid the possibility of incurring unnecessary costs.
TSR are also able to prepare Schedules of Condition on behalf of Tenants who may be concerned about their repairing liabilities prior to the commencement of a lease. The preparation of a Schedule of Condition will limit liability at the end of the lease and reduces the possibility of any dispute as to the extent of the Tenants responsibilities.
